Frequently Asked Questions About Casas Mundiales Prefab Homes
Casas Mundiales offers two systems for building prefab homes, what are they?
They are the “light gauge steel framing” systems and “self-supporting walls” system.
What is the "light gauge steel framing" system?
The lightweight, metal frame is used in all types of homes, roofs and extensions for the European market.Households with the highest quality standards. CTE compliance adapted to both the Spanish and European markets. It is a conventional building system currently in use in Spain and the rest of the world.
What are the advantages over other construction methods?
Prefab homes with galvanized steel profiles benefit from high quality and strength. Building with metal allows prefab homes to be constructed in all architectural styles. Every imaginable shape can be easily achieved, regardless of its complexity. Then there’s the ecological benefit as steel is 100% recyclable. At Casas Mundiales we use dry construction to prevent weather damage. There is no chemical treatment and our homes have a a very high thermal and acoustic performance.
It’s also economic because construction and manufacturing are very fast. The foundations can be reduced because of the lightness of the construction. And the metal structure has high performance thermal insulation.
What is the "self-supporting wall" system?
Prefab homes with a self supporting wall structure use metal beams and steel supports as structural design, with multilayer cladding panels with polyurethane load-bearing core steel, highly insulating high density. The exterior is covered by layers of fibre cement board and high density concrete. Read more about the technical specifications of this building system.
Advantages of the “self-supporting wall” system over other methods of construction?
Prefab homes Spain that utilise the self-supporting wall system are cheaper and faster to build, and they have fantastic insulating polyurethane, the same level of insulation as refrigerators. Dry construction in the Casas Mundiales facility prevents weather damage at the construction site. Economic and very fast.
With these systems can I build any type of house or should I restrict myself to only plans featured in a catalogue?
Either system allows complete design flexibility: we can construct any project, from the simplest to the most complex, bungalow or more stories or single-family detached or semi-detached. You can build with flat roofs or sloped roofs. It also supports any kind of exterior finish, including brick and all kinds of interior coatings: paper, paint, ceramics. The architect can design without any restrictions. Also they can project large spaces, such as double garage doors, French windows, etc.
Are Prefab Homes in Spain mortgageable?
Once completed at the build site, the property can not be disassembled and assembled elsewhere and therefore prefab homes are considered to be permanent housing. They require building permits and certificates of occupancy just as any regular housing construction project would do so there is no reason towhy a bank would decline to provide a mortgage. As proof we can say that about 95% of the homes we have built have been mortgage loans of 15, 30 and 40 years.
Can I add extensions to my prefab home?
The system allows extensions, though of course the simplest thing is to consider all the alternatives for the design of your home upfront, during the design phase.
However, we appreciate that sometimes things change and you might need to add an extension to your prefab home. In this case, the tasks is simplified compared to traditional wet construction materials. The work is faster, cleaner and in most cases you can continue living in the house during the process.
What happens when you I need a repair such as plumbing? Should I use skilled workers?
With a prefab home in Spain repairs are often quite simple and can be done in most cases by the manufacturer or authorized plumber and even the homeowner. Because of the construction of a prefab home it’s easy to cut into walls or floors and to make repairs afterwards. The entire procedure can often be performed without producing rubble and dust, thereby maintaining a clean environment in the home.
Furthermore, with Casas Mundiales build systems it is easier to detect losses and stains that are produced directly in the affected area, unlike traditional construction where moisture may occur some distance from the problem, forcing large areas of the home to be investigated.
Is this type of construction resistant to earthquakes, storms and strong gusts of wind such as near the ocean or mountains?
Yes! As an example, in the US, after Hurricane Andrew passed through south Florida in 1992, it was discovered that the houses with a steel structure had better withstood the effects of wind.
Likewise, the reduced weight of these structures gives them excellent resilience to earthquakes.
What about fire?
Materials used in the construction, such as rigid panels, rock wool etc, are fireproof and comply with international regulations and local regulations regarding fire protection. The use of structural steel instead of wood prevents fire from spreading through the structure. Insurance companies generally charge 25% higher premiums for wood framed houses as compared to homes with steel structures.
Is it possible to install elements like security grilles, blinds, etc.?
Yes, there are no problems installing these items in a prefab home just the same as in a traditional home.
What happens to the steel if moisture gets into the home? Is there no risk of corrosion? Is steel durable for housing?
The profiles are galvanized steel structures that are coated with a layer of pure zinc on both sides to protect it from corrosion. In addition, the profiles are enclosed within the panel, without contact with the outside environment and inside of which are separated by the hydrophobic insulation and the interior vapour barrier respectively, therefore, there is no risk of moisture getting in, and hence no risk of corrosion.
If there is a water leak, for example from a water pipe, the amount of zinc that is on the profiles is more than sufficient to protect it from corrosion. Remember that the zinc coating we use is the same as that applied to roof plates or traffic lamps, which are continuously subjected to rain and weather. All this ensures housing durability comparable to that of a traditional house.
Do prefab homes need more maintenance than traditional dwellings?
Prefab homes in Spain actually require less maintenance than a traditional house. For example, cracks are not a problem as they can be on a traditional structure.
Are prefab homes the same as manufactured homes?
Prefab homes by Casas Mundiales are not the same as manufactured homes produced by other companies. There are many differences between the two:
The main difference is the type of material used to build the structure, in this case we talk about the use of galvanized steel which guarantees the dimensional stability required, with excellent resistance to corrosion, and is suitable for all climates.
Manufactured homes use a form of industrialization whereby the aim of the company is to produce homes by optimizing time, thus improving labour costs.
This system facilitates the production tasks ideal for addressing private or public development projects at low cost series.
Can prefab homes be moved?
No, and we generally find that there is need. Prefab homes are fixed constructions. They sit on a floor slab and have a concrete foundation.
All prefab homes by Casas Mundiales are considered BUILDINGS and this opens the doors to access a mortgage, just like any conventional house.
Are prefab homes in Spain resistant to weather and earthquakes?
YES, prefab homes developed by Casas Mundiales follow the same structural design criteria set for any traditionally built home to withstand the wind load (pressure or suction), snow and earthquakes. CIRSOC existing standards and the Technical Building Code are used. The system has its CAT certificates (certificate of roadworthiness) as well as CAS (certificate of competence earthquake resistant).
What is the durability of prefab homes built by Casas Mundiales?
More than 300 years or maybe much more, the life of galvanized steel depends on the quality of the zinc coating and the environmental conditions surrounding it. Galvanized steel structures are therefore excellent as housing.
Do steel structure prefab homes attract lightning?
NO, prefab homes by Casas Mundiales are isolated from groundwater by conductive floor slab or concrete slab. Even in al all metal structure, grounding is exceptional and offers additional security guarantees.
Is there a catalogue or can a prefab home be adapted to my needs?
Design plans are available for inspiration but our system for building prefab homes in Spain is a completely flexible system that adapts to user needs, and is 100% compatible with other systems while presenting no problem for use. Quick, clean work can be achieved with prefab buildings. They are ideal for extensions and constructions in which historical facades need to be kept. Basically this is a system with no limits as to what can be constructed, and combines perfectly with concrete and pre-existing structural elements.
Being a metal structure is it likely to suffer corrosion?
NO, while steel on its own could suffer corrosion, the steel we use is processed with galvanized Z275 ensuring the inertia of the material from corrosive agents that may occur in the construction.
Are maintenance costs higher than in a traditional house of concrete?
NO, maintenance costs are similar to those of traditional construction depending on the coating and the quality of the products you choose when building the prefab home.
Can the prefab homes be expanded or remodeled?
Yes, in fact this construction system is recommended for extensions or recycling of existing structures featuring low weight per m2. As a fast, clean construction method it has great advantages for the owner who has decided to extend or remodel, rather than move.
Prefab homes are resistant to earthquakes?
YES, prefab homes in Spain are highly designed for earthquake areas, and are extremely good at standing up to earthquakes. Casas Mundiales system comprises a set of galvanized steel profiles connected together by self-tapping screws and is multi-layer coated. Within the multilayer diaphragm there is a stiffening, “OSB plate or phenolic” which is designed to absorb tensions. Said plate is placed on the outside of the house, wrapping the structure and achieving unification profiles thus it does not generate resistance.
